How to Connect Multiple NINOs

If you co-own rental properties, for example as a married couple, each owner must connect their own National Insurance Number (NINO) to Landlord Studio for Making Tax Digital (MTD) compliance. This guide explains how to add a co-owner's NINO from your MTD dashboard.

What you need to know

• Each co-owner must have their own HMRC Government Gateway account and NINO

• You must have already completed your own initial HMRC connection before adding a co-owner

• This applies to UK landlords filing under MTD for Income Tax Self Assessment only

Connect a co-owner's NINO

Step 1: Select "Making Tax Digital" from the left navigation.

Step 2: In the top-right panel, select the ⋮ (three dots) icon next to "Connected NINO". Landlord Studio will display a menu showing all currently connected NINOs and the option to add another.

Step 3: Select "Connect new owner".

Step 4: Enter the co-owner's National Insurance Number in the "National Insurance Number (NINO)" field, then select "Authorise now".

⚠️ Note - Make sure the NINO entered is linked to a property business with HMRC. If the co-owner is not yet registered, they can register directly with HMRC before continuing.

Step 5: You will be redirected to the HMRC Government Gateway. The co-owner must sign in with their own Government Gateway credentials — not the primary account holder's.

Step 6: Review the permissions requested and select "Grant permission" to complete the connection. Landlord Studio will redirect back to the MTD page. The co-owner's NINO will appear in the ⋮ menu alongside any other connected NINOs.

Switch between connected NINOs

Once multiple NINOs are connected, select the ⋮ icon to see all connected accounts. Select any NINO from the list to switch to that owner's MTD view and obligations.

Remove a connected NINO

Step 1: Select the ⋮ icon next to "Connected NINO".

Step 2: Select "Disconnect account" and confirm when prompted.

⚠️ Note - Disconnecting a NINO removes Landlord Studio's ability to submit on that person's behalf. It does not affect any data already submitted to HMRC.
