We look at how to end a lease early and the correct process for moving in a new tenant.

When a tenancy comes to an end you have several options.

1. If the current tenant is staying, and the details of the lease are remaining the same you can simply change the lease end date in the system.

2. If the tenant is staying on but the lease details are substantially changing, for example, the rent amount is changing or the rent due date is changing you may want to end the current lease, create a new lease against the property and relink the tenant.

3. If the current tenant decides to move out. Then you should not, in this case, unlink the current tenant. Instead, you need to end the current lease and create a new lease before adding or linking the new tenant to this new lease.

The advantage of creating a new lease in the system is that it allows you to keep all your historic data neatly organized and associated with the relevant tenant information.

How to End a Lease Early or Extend a Lease on Mobile

You can easily extend the lease of a current tenant chooses to stay in your rental for longer of End the lease early should they leave before the lease end date previously entered into the system.

Step 1: Navigate to the relevant property.

Step 2: Select edit lease.

Step 3: Select the new lease end date.

Step 4: Hit save.

How to Create a New Lease and Move in a New Tenant on Mobile

Step 1: Navigate to the relevant property and check the current lease end date. If it’s not got an end date or if the previous tenant moved out before the end of their lease you will need to edit the lease end date, bringing it forward to their departure date as shown in the above section.

Step 2: Once the previous lease end date is set correctly, scroll down to the section labeled "Tenancies" and hit "Add Lease"

Step 3: Add in the move-in date, the rent amount, rent frequency, and rent due date.

Note: You can use our pro-rate calculator if needed to work out the first rent payment amount. For example, if the rent due date is the 1st of each month but the tenant moves in on the 15th.

Note: You can also set up email alerts, late fees, and add the end date. You can come back and add/ edit these at any time.

Step 4: Hit save.

Step 5: Then select the “Add Tenant” card. You can either add a new tenant into the system or link an already existing tenant.

Note: You can also now add/upload any relevant documentation for this specific tenancy.

How to End a Lease Early or Extend a Lease on Desktop

Step 1. Navigate to the relevant property via the properties page.

Step 2. Click on edit lease

Step 3. Select a new lease end date and save.

How to Create a New Lease and Move in a New Tenant on Desktop

Step 1. Navigate to the relevant property and check the current lease end date. If it’s not got an end date or if the previous tenant moved out before the end of their lease you will need to edit the lease end date, bringing it forward to their departure date as shown in the above section.

Step 2. Select "Add New Lease" to create a new lease for the property.

Step 3. Enter the lease start and end date as well as the rent amount and payment frequency.

Notes:

  • You cannot have overlapping leases on a property.

  • You can also set up email alerts, late fees, and add the end date. You can come back and add/ edit these at any time.

Step 4. Select "Add/ Link Tenant" to link an existing or new tenant to the property.

Step 5. Hit save.
