Learn how to collect and manage tenant leads and collect rental applications with Landlord Studio.

Managing Leads & Applications

A new lead will automatically be created when a prospective renter inquires or applies for your property through your Landlord Studio listing or our syndication partners.

You can review and manage new leads on the Screening page which is accessible through the main menu.

New leads will appear under the “Leads” tab. All newly acquired leads are tagged as "NEW" under the status column.

Additionally, you can see which leads have completed the Pre-Screening Questionnaire under the “PRE-SCREENING” column. Learn more about prescreening tenants here.

When you click on a lead to view it, the lead status will change from “NEW" to "VIEWED". You will then be directed to the lead details page where you can review additional information such as the lead's prescreening answers.

The lead details page contains the lead's basic information such as name and contact details, their answers to the prescreening questions (if they've filled them out), and a timeline that includes when the lead was created, when the pre-screener was sent, and when it was completed.

If the lead hasn’t filled out a pre-screener or hasn’t been sent one, you can set it up and send it from this page.

Finally, you can choose what happens next with this lead. For leads that don’t qualify, you can decline or archive them. For leads you wish to progress you can now start them on the application process by requesting the tenant fill out an application and/or tenant screening report using our screening partner TransUnion.

Note: Landlord Studio does not send out communications to declined or archived leads at this stage.

The application and screening process can also be started at any time by clicking on the “Run Screening Report” button in the top right-hand corner.

To complete a screening request follow the instructions on the pop-up and fill out the "New screening report" form. You can choose to pay for the report yourself or pass the cost of the report onto your tenant. (Not available in all states).

Landlord Studio Tenant Screening Reports cost $45 - $50 per report depending on your subscription plan.

Once the invite has been sent, the lead will become an applicant in the system (and be moved to the screening and applications tab) and tagged with the "INVITED" status.

You will be notified by email when the applicant completes the application. Log back in to review their application and screening report.

Note: Applicants have up to 30 days to complete the application once the invite is sent.
