This article describes each feature that is available in Landlord Studio and how it can help automate your rental business.

Income Tracking

Available on GO and PRO

Keep track of all your income transactions in Landlord Studio. You can manually track your rent payments, utility payments, deposits, and other (including custom categories) income transactions.

Expense Tracking

Available on GO and PRO

Keep track of all your expense transactions in Landlord Studio. You can manually track all your expenses using our pre-defined (or define your own) categories. Expenses can be tracked against the property or organization.

Mileage Tracking

Available on GO and PRO

Record all your mileage that is incurred while you are working on your rental property business. Mileage can also be recorded as a general organization expense.

Basic Reporting

Available on GO and PRO

Instantly generate several reports and download straight to your device or email them from the app. Our reports are accountant-approved and ready to go. Basic reporting excludes our Schedule E Report and Profit/Loss Summary.

Lease Management

Available on GO and PRO

To begin tracking income you need to first add your lease to your property. Your lease contains details of the tenancy duration, rent frequency, and rent amount. The lease helps you track rent payments and overdue arrears on a lease-by-lease basis. Other features can be set up, including, automated rent reminder emails.

Document Storage

Available on GO and PRO

You can import documents and images to the app to store everything important in one place. These can be organized under properties or as general documents. Documents also include all receipt images that have been uploaded to expenses.

Note: You can store up to 10 documents on GO and Unlimited Documents on PRO.

Adding Notes

Available on GO and PRO

You can add additional notes to help keep your property or business more organized. These notes can be added as property notes or general notes.

Email and SMS

Available on GO and PRO

You can easily send emails or SMS to contacts, including, sending documents to tenants, sending payment or expense receipts, or sending general communication to one or more of your tenants.

Reminders

Available on GO and PRO

You can set up reminders for yourself and your tenants to make sure important tasks are not forgotten. To use this feature you will need to have added your property, lease, and tenant details, including an email address for both yourself and your tenant.

Tenant Screening

Available on GO and PRO (US Only)

Tenant Screening helps you generate a TransUnion Credit and Background check on a prospective tenant. This feature helps you find reliable and trustworthy tenants for your rental. Tenant Screening reports cost $40.

Online Rent Collection

Available on GO and PRO

Late rent payments become a problem of the past with our Online Rent Collection feature. Your tenants can easily and securely pay rent and utility bills directly into your bank account via our ACH bank transfer.

Note: Fees for Online Rent Collection are $2.50 per transaction. Fees can be charged to the tenant or landlord.

Rental Listings

Create a custom rental listing website for your property that showcases its best features to find renters and fill vacancies fast.

Rental Applications

Available on GO and PRO

You can collect and manage tenant applications and screenings through our rental listing feature. When a tenant applies through your listing, they will be asked to answer the questions you selected during your listing setup.

Advanced Reporting

Smart Receipt Scan

Available on GO and PRO

Easily digitize receipts with our smart scan feature. This feature allows you to snap a picture of a receipt using your phone. Landlord Studio reads the receipts and inputs the details for you and saves the digitized receipt safely.

Bank Feeds Integration

Available on PRO

Connect your bank account and automate your income and expense tracking in Landlord Studio. Bank Feeds imports your bank transactions so you don't forget income/expense transactions. This is useful for keeping on top of larger portfolios with multiple bank accounts. It also helps to keep your financial tracking more accurate.

Xero Integration

Available on PRO

You can connect Landlord Studio with your Xero accounts. This one-way integration automatically synchronizes all transactions entered into Landlord Studio with your Xero accounts. This allows you to leverage Xero’s industry-leading accounting and reporting functionality.

Property Maintenance

Available on GO and PRO

Property maintenance management doesn’t have to be a hassle. You can record and prioritize tasks, track maintenance progress, and easily communicate updates with tenants using our property maintenance management feature.

Multi-Owner Support

Available on GO and PRO

If you manage properties for multiple owners (you're a property manager) or your properties are structured in an LLC entity for accounting and legal purposes, you may want to organize your properties with our Multi-Owner feature. By assigning an Owner to a property, you can then easily run reports by individual Owners. This is useful for larger portfolios or users running LLC entities.
